How to check a building before renting.

A rental can look fine in photos and still have issues that matter day to day. Use this checklist to research the address, ask better questions, and document what you saw before you commit.

Step 1

Search the exact address

Look for the building address, city, and any alternate building names. Small address differences can point to different entrances or properties.

Step 2

Check the management company

Search the company name and compare linked buildings when available. Patterns across multiple buildings can be more useful than one isolated story.

Step 3

Inspect common areas

During a viewing, check entrances, elevators, laundry rooms, garbage areas, parking, locks, lighting, smells, noise, and signs of pests or leaks.

Step 4

Ask maintenance questions

Ask how work orders are submitted, what emergency maintenance means, and how quickly urgent issues are handled.

Step 5

Keep records

Save listings, messages, receipts, lease drafts, move-in photos, inspection notes, and any promises made before signing.

Questions to ask during a viewing

  • What utilities, parking, storage, laundry, internet, and move-in fees are extra?
  • How old are the appliances, windows, heating/cooling systems, and elevators?
  • Who handles emergency maintenance after hours?
  • Are there known pest, noise, water, elevator, heating, or security issues?
  • Can promises be written into the lease or an addendum?
